WEEKLY RADAR #421 & 422: Permission to Not Be Okay, Peer Circles Apps are Open, Flying Cars

We're excited beyond belief for the re-launch of Peer Circles for 2027. It's my belief investing in a brain trust of equals is the best possible thing you can do for yourself as a founder scaling a company. What's new this year: a GEM retreat is built in as a core part of the experience. Applications are open Nov 1 through December 15. The sooner you apply, the more time our team will have to recruit founders to apply that we think would be a great fit for your circle.

Especially for the founders reading, I do hope you give yourselves permission to not be okay. Don't know what I mean? Dig into my latest mental fitness radar entry below. Unrelated and nothing to do with proptech or founders, but prepare to have your mind blown with the unveiling of the new Tesla Roadster (for those who haven't already watched it).

Without further ado, on to regular scheduled programming...

TRANSMISSION RECAPS
Last week, Jesse Wright digs into ❇️multifamily tech, from the tenant perspective❇️. Before that, Drew Meyers explored farms and hospitality--as we become more disconnected from our past, and the physical world around us, there is a psychic need to “return to the land” that working farms are uniquely positioned to meet.

LEVEL UP WITH PEER CIRCLES IN 2027
By: Drew Meyers

The experience of being a founder or senior level operator is often a kind of loneliness that is hard to describe, unless you're living it. There are very few people, if any, that you can discuss the kind of decisions you are facing, let alone understand the outcomes. Your team can't be your sounding board, framing typically needs to be strategic with the board and investors, and friends and family simply don't understand what you’re going through–leaving no safe space to pressure-test raw ideas or admit vulnerabilities.

A Peer Circle shatters this echo chamber by providing a confidential sounding board of equals who have navigated the exact same existential crises—from co-founder disputes and runway anxiety to brutal pivot decisions. You get real experience gleaned from peers in the trenches to accelerate decision-making, expose blind spots before they materialize, and provide the psychological resilience required to survive the realities of scaling a company. An aligned group of professional peers sharing from diverse perspectives is one of the most valuable sources of support a founder can have.

Participants in facilitated Peer Circles have seen that a regular cadence of time to work on themselves and the business, among a trusted group of peers who truly “get it,” brings clarity of thought and new perspectives leading to better decisions. The group can become their own personal trusted board of advisors.

Those who have attended GEM Retreats understand that giving yourself space and time with professional peers brings a safe and structured place for vulnerability and discussion of deeper issues that don’t normally surface. That trust can be built in hours IRL when the right people are in the room, compared to months or years over zoom.

That's why we are excited to re-launch GEM Peer Circles for 2027 with an improved model. The best of both worlds.

What's new this year: a GEM retreat is built in as a core part of the experience. We’ve heard people are tired of signing up for anything requiring additional screen time, and we know in-person time accelerates trust by orders of magnitude. A hybrid of our prior virtual paid facilitation and a full in-person offering is the right balance to ensure a great mix of founders and still build the trust required for everyone to get the most value out of a group. 5-8 founders with companies at a similar growth stage, and facing similar challenges (competitors are never placed in the same group). Complete confidentiality is elemental at the core. Ten monthly calls and one two day retreat are included in the $7,500/year cost of a Peer Circle.

The other change from our prior program is that there is an Application window, rather than just keeping applications always open. Applications open November 1, and run through December 15. There’s no fee to apply, and nothing will be charged to your credit card until you’re matched into a group and confirm your willingness to participate.

You’re probably wondering, that all sounds great, but is this for me?

Ideal participant: a founder or CEO with product market fit. You're making real decisions about hiring, fundraising, pricing, sales and product, and you don't already belong to a peer mastermind or CEO roundtable to think those critical decisions through with. You have at least $500k in ARR (and likely more)—you won't be placed in a circle with someone at a different stage.

Our requirements are not merely financial, we are seeking founders who are a good fit. Founders who will lean in. If you’re unsure, we encourage you to apply and discuss it with our team.

Peers you can trust. Specific to your business challenges. No fluff. Through a proven formula that works to level you and your business up in 2027.

Apply now.

STANDARDIZING AI AGENTS
By: Drew Meyers

Speaking of AI agents, Sierra introduced Personal Agent Protocol. Built on OAuth authentication, it's "an open standard Meta and Sierra are developing along with industry partners at Genesys, Instinct, Rocket, Shopify, Stripe, and Walmart that defines how personal agents interact with businesses." The protocol extends across websites, APIs, and agents, helping "consumers decide what access to give their personal agents, and companies set parameters for what those agents can do."

The next era of AI is about persistent agents taking action. Rocket and Redfin are building for that world now. Our agentic technology, developed with Sierra, allows a Muse agent to move across our platform, from finding a home, to securing financing and beyond, all in real time. Nobody else has the data, technology and homeownership ecosystem to make that possible.

—Shawn Malhotra, Chief Technology Officer, Rocket Companies

With AI agents sprouting by the day, an open standard is essential since virtually every company will have it's own agent in the future. Sierra's initiative, backed by Meta and one of proptech's largest players (Rocket), appears to be the standard worth betting on.

What personal AI assistant/agent are you using? Are you already working on implementing an agent to interact with other agents seeking to interact with your company?

GRANTING PERMISSION TO NOT BE OKAY
By: Drew Meyers

Imposter syndrome. Struggling to hit payroll. Constant anxiety. Financial ruin. A marriage on the rocks. Kids that don't see you. Co-founder conflict. Insomnia.

All are struggles founders face on a daily basis.

You don't need anyone's permission that you're not okay. It's not a character flaw.

As Josh Carter, co-founder of Upstart Collective in Portland, says:

You’re allowed to admit you’re struggling.
You’re allowed to not have it all figured out.
You’re allowed to take a step back, reset, and put yourself first.

Part of taking care of yourself is sharing the challenges you're going through.

Blake Mycoskie, the founder of Toms Shoes and poster child for the "conscious capitalism" movement, planned to commit suicide because he was too ashamed to tell his trusted circle how we was doing. What saved his life is reaching out to his friends and family, and telling them he was not okay.

His TED Talk is worth watching:

Some people have more painful and horrific personal trauma than others. Some people have larger business challenges. But, everyone has inner demons impacting their life and business. And most are buried deep down.

Silence is not the answer. Don't hold that weight by yourself.

Founder life is lonely; we all know this. As Ben Wright said, founders are trained to sacrifice friendships because there's always a meeting to attend, a fire to put out, a prospect to close, or a bug to resolve. The unfortunate reality is the very friendships you're neglecting are the exact antidote you need to weather the swings of life as a founder.

You don't have to share your deepest struggles with me. You don't have to share yours with another GEM member. But, I highly highly encourage you, share what you're going through and feeling with someone in your trusted circle. Share with a best friend, sibling, mentor, or parent—someone you know would drop everything for you if you told them you need them. It's okay to need them. I assure you, sitting in the mud with you is not a burden on them. I recently pulled the "I need you card" with my best friend. Talking to her for eight minutes lifted my spirits on an extremely tough day. Those minutes made all the difference.

ROCKETING OVER THE ROAD
By: Drew Meyers

We wanted flying cars, instead we got 140 characters.

Until now.

Operating without wings or jet fuel, Tesla's new Roadster uses a system of cold-gas thrusters developed in partnership with SpaceX—leveraging roughly 600 liters of rechargeable compressed air to allow for brief, localized airborne maneuvers.

So, it's not an actual flying car. However, this car from Alef Aeronautics absolutely is…

Practical? No. Awesome? Yes.
