WHAT TO EXPECT AT THE GEM PROPTECH GETAWAY

I’ve tried not to let AI take my voice over and so this post is going to be stream of consciousness so I won't pasteurize what I’d like to say leading up to next weeks ❇️GEM Proptech Getaway event❇️.
I am most proud of the contributions and growth of the people who participate in this event, including myself, and I owe a lot of gratitude to people in the group and the experiences and conversations we’ve shared over the years. Central Oregon is a magical place with natural beauty extending as far as you’re willing to push yourself. That’s what I’ve gravitated towards the most in my time here and what I hope you get based on as next week unfolds.
The backdrop for our time together is Juniper Preserve. Four years ago my brokerage office won the on-site representation for the resort and has welcomed GEM ever since. Say hi to the lead agent, Ricky Baker, if you see him. We’ll be surrounded by two championship golf courses at Pronghorn, world class dining and spa, a heated pool, gym, and nearly 400 unique residential homes and lots that are actively transacting and being built all around you.
Haleigh Mar kicks off our evening to set the vibes with some light movement and mindfulness. Nothing strenuous or uncomfortable. Think qigong and uplifting messaging. At dinner you’ll get to know everyone better and catch up on the milestones and challenges ahead.
We anticipate sunny skis and warm (for Bend) weather in the mid-60’s on Wednesday. We’ll host the opening breakfast and morning sessions in spaces with outstanding mountain views as presenters bridge the gap between harnessing AI innovation while retaining humanity.
We’ll break up the warm and fuzzy feeling with an afternoon of axe throwing happy hour hangouts outside before we depart for dinner in downtown Bend. We have the full upstairs reserved at Bar RBC (Rancher • Butcher • Chef) and will provide round-trip transportation.
Breakfast and group business coaching breakouts kick off Thursday morning for a few hours of dedicated peer problem solving and feedback. You are encouraged to show up with a substantial item for consideration or lead things instead. Confidentiality and kindness reign.
Finally we’ll head down to Bend for a group walk and talk. We’ll be on wide open trails that are flat and easy. If you’re staying Thursday night we can grab dinner and hang out late night too.
If this is your first time attending, then all I can say is trust the process. You are among peers and friendly faces that are all coming together and dedicating this time to learn and connect.
It is my honor to co-host you with Drew Meyers , and new this year - Jesse Wright ! If there is anything you need from us, don’t hesitate to ask. Our goal is to create an atmosphere that leads to knowledge transfer and connection without artificial social pressure or stress.

SHINING A LIGHT ON GEM VENTURES (repeat)

After announcing the proptech operator-investor collective in December, we're happy to announce that we finally have a website for GEM Ventures. Plus, a wonderful LinkedIn page (please follow it!) to go along with it.

Given we are among a community of geeks obsessed with AI — the website was built using a combination of Claude (design) and Lovable (development and deployment). It's hosted using GitHub Pages. After giving Claude the text of the initial announcement as the only input, the website took less than three hours total from start to finish. The largest work item was actually refining the copy on the page. The minimal time and money investment ($27/mo for Lovable) obviously makes me wonder, why didn't we do this sooner? Alas, we can't change the past and it's live now.

BEING A SYNTHESIZER VS A RECEIVER

Just do it.
That's what we said to the internet. That's what we said to social media. And, yes, that's what Nike says too.
That's what many people are saying to the next great technological revolution, AI.
As Jeff Turner says, "just do it" related to AI doesn't just hit different. It is different. The part of his article that made me reflect, in a profound way:
When you write, you are the synthesizer. Every tool you’ve ever used, whether it’s a pencil, a typewriter, or a keyboard, was just an object until you picked it up. It was inert until you activated it. A pencil can’t “think” for itself. Neither can a keyboard.
What went on the page came from you. It was your thinking, shaped by everything you’ve read and heard and argued, but it was always processed inside you. You were the locus of synthesis. You made the decisions about which words to string together and why. Which to keep. Which to reject.
AI inverts that. The synthesis, the thinking, happens inside the machine. It arrives complete. It arrives fluent and structured. It arrives before you’ve formed your own position. It sits upstream of desire.
When casually engaging with ChatGPT, Claude, Gemini, or any other AI tool, you are no longer the synthesizer. You are the receiver. This isn’t trivial. It’s not just the expected tech evolution. Not just another inert tool. And it’s not just a difference in the degree of impact. It’s a full and complete reversal of direction.
Receivers don't think. Let that set in for a moment...
